Occupancy rate is the share of the court-hours you could have sold that you actually sold. It's the first number most club owners look at — and the one most often calculated inconsistently, because opening hours, courts and cancellations get counted differently from month to month.

## Formula

`Occupancy rate = booked court-hours ÷ (courts × opening hours per day × days)`

## How to use it

### Count available court-hours honestly

Multiply courts by the hours you are actually open and the days in the period. If a court was closed for maintenance, leave those hours out — otherwise occupancy looks worse than it was.

### Count booked hours, not bookings

A 90-minute padel match is 1.5 court-hours. Count hours, and exclude canceled bookings so occupancy reflects courts that were genuinely in use.

### Look at the empty hours, not just the percentage

A 70% occupancy rate still means 30% of court time earned nothing. Add your average price per court-hour to see what those empty hours are worth — that's the size of the off-peak opportunity.

## Example

A club with 4 courts open 15 hours a day for 30 days has 1,800 available court-hours. If 1,170 hours were booked, occupancy is 65% and 630 court-hours sat empty. At 24 per hour, those empty hours represent 15,120 in unsold capacity.

## FAQ

**What is a good court occupancy rate?**

It depends on your market, opening hours and pricing. Peak hours at busy clubs often sell out while mid-day hours stay low, so an overall average hides most of the story — look at occupancy by hour and weekday.

**Should canceled bookings count as occupied?**

No. A canceled court-hour wasn't played, and usually wasn't paid for. CourtPulse excludes canceled bookings from occupancy for that reason.

**Is occupancy the same as utilisation?**

They're often used interchangeably. Some operators use utilisation for time actually played and occupancy for time booked; the important thing is to use one definition consistently.

**How does CourtPulse calculate occupancy?**

Booked court-hours divided by available court-hours, per court, per hour of the day, in the venue's own time zone — automatically, from your Playtomic data.
